Promised Land Survey, LLC (PLS) was founded in February of 1998, with the
idea of creating a company that could produce a top quality product at a very competitive price. Since inception,
we have grown from a two-person company working out of a basement, to a multi-disciplined firm with a well established
office in Londonderry, NH. The geographic location of our office (right off Exit 4 Route 93) allows easy access
throughout New Hampshire. PLS has performed work in every county of New Hampshire, and is eager to provide our
services. Our commitment to professional excellence has rewarded us with considerable growth and a first-class
client base. We have diversified our services by including, not only the individual boundary surveys, but also
the long term site development projects which involve both design and construction layout. Our staff includes
two Licensed Land Surveyors, two Licensed Subsurface Designers, well trained CAD & Survey Technicians, and
two full-time field crews. In addition, by working closely with local engineering and environmental firms,
we are able to provide our clients with a complete product. Below is an abbreviated list of some of our typical
survey related jobs.
Land Planning & Conceptual Design
- PLS knows the initial planning stage of land development is
critical in the overall process of the project. That is why we emphasize
working closely with the client at the early stage of the project to review
options and ensure that the final direction of the project and the finished
product will be satisfactory to our client.
Subdivision Design and Permitting
Process
- Knowing the local
regulations and how to work with the land is critical in any good subdivision of
land. PLS works on projects ranging from a homeowner subdividing off a small
portion of land for a son or daughter, to large multi-lot
projects with proposed roads. Regardless of size or quantity of lots, the same high attention to detail characterizes our
design of subdivisions.
Construction
Layout - Our survey crew
personnel have extensive backgrounds in the demanding field of construction
layout. This can range from lot line stakeout, to road layout and grading.
Working with the construction companies to quickly supply them with the
information they need, requires smooth coordination between the field crews and
the office technicians. This has been a focal point of this company resulting
in a lot of satisfied clients.
Subsurface
System Designs
- Whether you are building a cozy two bedroom house, or large commercial
building, PLS has the experience and knowledge needed to design the system you
need. A common mistake when designing septic systems is to do just that; design
only the
septic system. This can leave the home owner with unattractive landscaping and
grading of their yard. PLS works with the owner and builder to work with the
land, and place the house and septic in a place that can result in a beautiful
landscaped yard, without the notorious "septic hump."
As-Built
Survey and Plot Plans
- This is a rather broad service that includes many things. Our most
common As-Built project is for recently poured foundations that need a Certified
Plot Plan to assure that the building meets the required town setbacks.
Engineering
& Existing Conditions Survey - We work with several local engineering
firms that require a detailed survey of the project they are working on. This
can range from creating a topographical plan of hundreds of acres of raw land
to a detailed survey of an existing bridge, building or parking lot.
Road
and Highway Survey - Typically
this work is for municipalities looking to upgrade their roadways. This work
may consist of detailed surveying of existing road conditions, monuments, right
of ways, drainage, culverts, wetlands, and utilities. This information can then
be used for road widening, new municipal water or sewer, or general upgrades
to increase public safety.
ALTA/ACSM Surveys - PLS performs
high accuracy ALTA surveys for commercial loans on properties that require this service. We have produced dozens
of these for various clients as directed.
Cellular and Communication Towers - This survey
work typically entails research,
boundary work, topographic work, all tied to an appropriate State Plane Coordinate datum and appropriate
Elevation datum used in design of new tower sites. As-built surveys are also typically required as well as
Easement areas and appropriate Lease Area Plans suitable for recording at the Registry of Deeds.
Condominium Conversion Plans - PLS has performed this work for various clients or condo associations requiring their rental units
to be reclassified and potentially sold separately as individual condominium units.
LOMA/LOMR FEMA Flood Certifications - We have surveyed many parcels of land for homeowners, commercial businesses, and municipalities
that may require a Flood Certification relative to the FEMA FIRM Maps for that locality, and if necessary, provide a LOMA or LOMR as appropriate
in properly insuring their property.
Airport Surveys - PLS has done multiple surveys for future airport expansions and/or improvements, new hanger site plans and As-Builts
on many airports throughout New England.
GPS/GIS Services - This is a rather broad service that includes tying projects down across large areas via GPS and on an established
coordinate and elevation datum. This work has been performed for our own PLS jobs as well as for assisting other firms and municipalities
in establishing this tight control throughout New England. Additionally, PLS has recently performed this work in Belize, Central America,
and assisted in the training of National government workers in the use of GPS in establishing a GIS system.
Boundary Survey and Plats of Land – Generally speaking, this is the meat of what we do. Promised Land Survey, LLC truly enjoys this work as much as
any of the work we perform. These surveys range in size of a quarter of an acre to 500 acres plus. Much tedious research, field work, and computations
are often needed and required in completing these projects. Documentation is also important in producing the final plat where occasionally a boundary
is challenged by an abutter and at times, when appropriate meetings, reports, and documentation is not convincing to the abutter, court may need to make
this final call. PLS has been challenged in the past and our work has stood up in the court of law.
Lot Surveys – PLS is often employed by land owners to perform surveys of their lots in defining and marking their lot corners and lines.
This is a service our company readily provides, with courtesy and fairness.
